A first home affordability calculator shows whether your income and savings stretch to a typical first home in the area you want to buy. This one covers all ten Greater Manchester boroughs plus Cheshire East, High Peak, the Greater Manchester average and England, using official first-time buyer prices for July 2026. Pick an area, enter your figures and you get the deposit, the borrowing gap, the monthly repayment against local rent, and the stamp duty.

How does the calculator work?

The calculator takes the HM Land Registry first-time buyer average price for the area you choose and sets your figures against it. It works out a 5% and 10% deposit, then multiplies your household income by 4.5, a common lender cap, to show an illustrative maximum loan. Adding your deposit gives your buying budget; if that falls below the typical price, the gap is shown. Monthly repayments use the standard capital and interest formula on the price minus your deposit (assuming at least 5% down), over 25 and 35 years at the rate you enter. Stamp duty follows the England first-time buyer rules in force since 1 April 2025: nothing up to £300,000, 5% on the portion from £300,001 to £500,000, and no relief at all above £500,000.

Where does the data come from?

  • First home prices: HM Land Registry UK House Price Index, first-time buyer average price by local authority, July 2026 (published September 2026). Recent months can be revised.
  • Salaries: ONS Annual Survey of Hours and Earnings 2025 (provisional), median gross annual pay for full-time employees living in each area.
  • Rents: ONS Price Index of Private Rents, average monthly rent, August 2026 (published 16 September 2026). ONS does not publish a Greater Manchester county rent, so that row shows no rent.

How should you use the result?

Treat it as a reality check, not a verdict. If the calculator shows a gap, that does not mean you cannot buy. Some lenders go to 5 times income or more for certain professions or higher earners, a cheaper property than the area average may suit you, and a family gift can close a deposit shortfall. If it shows you are covered, the next step is to test it properly: lenders look at your credit file, monthly commitments, childcare and how your income is paid. A decision in principle turns an estimate into something an estate agent will take seriously. For the wider picture, read our first-time buyer mortgage guide.

Frequently asked questions

How much can I borrow for a first home in Greater Manchester?

Most lenders cap borrowing at around 4.5 times gross household income, so a couple earning £50,000 between them could typically borrow about £225,000. Some lenders stretch to 5 or 5.5 times for higher earners or certain professions. The final figure depends on outgoings, credit history and the lender’s affordability model.

What deposit do I need for a first home?

The minimum is usually 5% of the price. On the Greater Manchester first-time buyer average of £212,722 that is about £10,636, or £21,272 for a 10% deposit. A bigger deposit usually unlocks lower rates and cuts the monthly payment.

Do first-time buyers pay stamp duty in Greater Manchester?

Not on homes up to £300,000. Between £300,001 and £500,000 you pay 5% on the part above £300,000, and above £500,000 the relief is lost and standard rates apply. Trafford is the only borough where the average first home, at £322,805, triggers a bill, of £1,140.

Is buying cheaper than renting in Greater Manchester?

In some boroughs, yes. At an illustrative 4.5% rate over 25 years, a 90% mortgage on the average first home costs less than average rent in Manchester and Salford. Over 35 years it undercuts rent in 7 of the 10 boroughs. Remember that owning also brings maintenance, insurance and service charges.

How accurate is this calculator?

It uses official averages, so it is a guide to how affordable an area is, not a quote. Your actual borrowing, rate and payments depend on a full lender assessment. Our Manchester first-time buyer mortgage page explains what lenders check, and a conversation with an adviser will give a more personal figure.
