Mortgage Broker Withington: Whole-of-Market Advice for M20
A mortgage broker in Withington is a whole-of-market adviser who arranges residential, buy-to-let, HMO and remortgage finance for people buying in Withington, Manchester M20, comparing lenders across the market rather than selling one bank’s products. Knox Mortgages advises clients across Withington, Old Moat, Ladybarn and the Burton Road side of West Didsbury from our office in Cheadle Heath, Stockport, around 4 miles away.
This page covers what property in Withington actually costs in 2026, what deposit and income you need at those prices, how lenders treat the area’s Victorian terraces, conversions and student lets, and why Manchester’s Article 4 direction matters before you buy an HMO here.

What do houses in Withington cost in 2026?
The average sold price in Withington is £358,803 over the last 12 months, up 2% year on year and 7% above the 2022 peak of £336,145 (Rightmove, updated 17 September 2026, sales registered to 31 July 2026). Flats were the most common sale, averaging £247,498. Zoopla’s 12-month figure for Withington is £356,521, so the two main portals agree within about £2,300.
Those averages need reading carefully. The portal boundary for “Withington” takes in Palatine Road and parts of West Didsbury, where large Victorian terraces and semis sell for £500,000 and more. That pulls the terraced average above £380,000. On the ground, entry-level two and three bed terraces in Withington village, Old Moat and Ladybarn were listed at £245,000 to £290,000 in September 2026 (OnTheMarket), while five and six bed terraces on roads such as Braemar Road and Mauldeth Road, most of them let to students or sharers, sat at £430,000 to £485,000.
| Property type | Rightmove Withington | Zoopla Withington | Manchester (ONS, July 2026) |
|---|---|---|---|
| Flat | £247,498 | £208,804 | £195,000 |
| Terraced | £432,162 | £382,892 | £255,000 |
| Semi-detached | £424,652 | £388,964 | £330,000 |
| Overall average | £358,803 | £356,521 | £252,000 |
Sources: Rightmove sold prices (updated 17 September 2026), Zoopla sold prices (fetched 25 September 2026), ONS House Price Index for Manchester (July 2026). Withington sits roughly 40% above the Manchester average, which is why deposits and income multiples matter more here than in most of the city.
What is the Withington property market made up of?
Withington is a Victorian and Edwardian suburb built around Wilmslow Road, three miles south of the city centre. The housing stock is mostly red-brick terraces and bay-fronted semis, with a meaningful share of larger houses that have been split into flats. That mix drives most of the lending questions we deal with in M20.
Demand comes from three directions. The University of Manchester’s Fallowfield campus is on the doorstep, which created a long-established student and sharer rental market. The Christie, one of Europe’s largest cancer centres, sits on Wilmslow Road in Withington itself, bringing a steady flow of doctors, nurses and researchers who want to live within walking or cycling distance. And young professionals priced out of Didsbury and Chorlton buy here because the Wilmslow Road bus corridor, one of the busiest in Europe, gets them into town without a car.
For a buyer this means competition from investors on the cheaper terraces, and for a lender it means a valuer who will look closely at whether a house has been altered for letting. A terrace with a lock on every bedroom door and a kitchen in the old dining room can be down-valued or declined for a standard residential mortgage.
How much deposit and income do you need to buy in Withington?
On a typical £275,000 three bed terrace in Withington, a 10% deposit is £27,500 and most lenders will want a household income of around £55,000 at 4.5 times income. Some lenders stretch to 5 or 5.5 times for higher earners or certain professions, which brings the income needed down to roughly £49,500 to £45,000.
| Deposit | Cash needed on £275,000 | Loan | Income needed at 4.5x | Income needed at 5x |
|---|---|---|---|---|
| 5% | £13,750 | £261,250 | £58,056 | £52,250 |
| 10% | £27,500 | £247,500 | £55,000 | £49,500 |
| 15% | £41,250 | £233,750 | £51,944 | £46,750 |
Worked example: a £275,000 Withington terrace
A couple buying their first home in Old Moat, earning £31,000 and £25,000, have a household income of £56,000. With a 10% deposit of £27,500 they need a £247,500 mortgage. That is 4.42 times their income, so it fits the standard 4.5x cap at most high street lenders. At an illustrative rate of 4.5% over 30 years the repayment is about £1,254 a month. As first-time buyers they pay no stamp duty on £275,000, because first-time buyer relief covers purchases up to £300,000. A home mover buying the same house would pay £3,750.
If the same couple only had a 5% deposit, the loan rises to £261,250, or 4.67 times income. That no longer fits a 4.5x lender, so the case has to go to a lender offering a higher multiple on their income profile. That is the kind of decision a broker makes before you apply, not after a decline.

Can you buy an HMO in Withington?
Yes, but not by converting a family house without planning permission. Manchester City Council’s Article 4 direction, in force across the whole city since October 2011, removed the permitted development right to turn a house (use class C3) into a small HMO for three to six unrelated sharers (use class C4). The council cited Withington and Fallowfield by name when it introduced the direction. Every conversion now needs a full planning application, and the council can refuse one where HMOs are already concentrated.
That has two consequences for finance. First, an existing HMO with lawful use and the right licence carries real scarcity value, and lenders will want evidence of both. Second, buying a family house with the plan to convert it is a planning risk, not a mortgage question, and no HMO lender will lend on the future use until consent is granted.
| What a lender checks | Why it matters in Withington |
|---|---|
| Lawful HMO use (planning consent, certificate of lawfulness, or use pre-dating October 2011) | Article 4 applies city-wide; unlawful use can make the property unmortgageable as an HMO |
| HMO licence | Mandatory for 5 or more occupants from 2 or more households; Manchester has also run additional licensing for smaller HMOs in parts of south Manchester, so check the council’s current designation |
| Rental cover at the lender’s stress rate | Room-by-room rents decide the loan size, not the purchase price |
| Your experience | Many HMO lenders want at least 12 months as a landlord; first-time HMO buyers have a narrower lender panel |
Student landlords should also note the Renters’ Rights Act. From 1 May 2026 new tenancies are periodic from the start, and student HMO landlords rely on the new Ground 4A, with four months’ notice, to regain possession for the next academic year. Read our full guide to HMO mortgages for lender criteria and licensing.
Is Withington a good buy-to-let area?
Withington has deep, year-round rental demand from students, hospital staff and young professionals, and Manchester’s average private rent reached £1,373 a month in August 2026, up 4.2% on the year (ONS). The question for a buy-to-let mortgage is not demand, it is whether the rent covers the lender’s stress test.
An illustrative example: a five bed HMO bought at £475,000 with a 25% deposit needs a £356,250 loan. A limited company lender stressing at 5.5% with 125% rental cover wants the rent to cover £2,041 a month. Five rooms let at an assumed £600 a month each gives £3,000, which passes comfortably. The same house let as a single buy-to-let to one family would struggle to reach the same figure. The numbers are illustrative; always check current achievable rents with a local letting agent before you commit.
For standard single lets, our buy-to-let mortgage page explains personal name versus limited company purchases.
Should you remortgage in Withington now?
If your fixed rate ends in the next six months, yes, it is worth reviewing now. Most lenders let you secure a new rate up to six months before your current deal ends, and if rates fall before completion a broker can usually switch you to the lower product.
Withington owners who bought before 2022 have also seen values rise, with Rightmove’s area average now 7% above the 2022 peak. A higher valuation can move you into a lower loan-to-value band, and each 5% step down typically unlocks better pricing. Landlords remortgaging a let property need the rent to pass the lender’s stress test at the new loan size, which is where a whole-of-market comparison earns its keep. See our remortgage page for the full process.

Book a free discovery callCan you get a mortgage in Withington on a visa or if you are self-employed?
Yes to both. With The Christie, the university and Manchester’s other hospitals nearby, we regularly see doctors, nurses and researchers on Skilled Worker visas buying in M20. Several lenders accept visa holders with no minimum time in the UK and a 5% or 10% deposit, subject to a UK credit history and bank account. Our guide to Skilled Worker visa mortgages covers the criteria in detail.
Self-employed buyers, contractors and company directors are assessed on accounts, tax calculations or day rate depending on the lender. The lender choice changes the income figure used, sometimes by tens of thousands of pounds. See our self-employed mortgage guide.
What does a whole-of-market broker do that a bank cannot?
A bank can only offer its own products and assess you against its own criteria. If you do not fit, the answer is no. A whole-of-market broker compares lenders across the market, including building societies and specialist lenders that do not deal with the public directly, and matches your case to the lender whose criteria fit before an application goes in.
In Withington that matters for specific reasons: flats in converted Victorian houses (short leases, flying freeholds, flats above shops on Wilmslow Road), HMOs that need specialist lenders, visa holders, and first-time buyers who need a higher income multiple to reach local prices. Getting the lender right first time also protects your credit file from unnecessary hard searches.
Illustrative case: a Christie registrar buying in Old Moat
This is an anonymised, illustrative example of the type of case we handle, not a specific client. A specialist registrar on a Skilled Worker visa, 18 months in the UK, wanted a £260,000 terrace near The Christie with a 10% deposit. Their bank declined at the decision in principle stage because it required two years’ UK residency. We placed the case with a lender that accepts visa holders from day one and uses basic salary plus guaranteed banded pay, which lifted the borrowing figure enough to cover the £234,000 loan with room to spare. The application went in once, to the right lender.

Withington mortgage FAQs
What is the average house price in Withington?
£358,803 over the last 12 months, according to Rightmove data updated 17 September 2026, up 2% year on year. Zoopla puts it at £356,521. Entry-level two and three bed terraces in Withington village, Old Moat and Ladybarn typically list at £245,000 to £290,000, while flats average around £208,000 to £247,000 depending on the source.
How much deposit do I need to buy a house in Withington?
A minimum of 5%, which is £13,750 on a £275,000 terrace. A 10% deposit of £27,500 gives access to a much wider choice of lenders and better rates. Buy-to-let purchases usually need 25%, and HMOs 25% to 30%.
How much do I need to earn to buy in Withington?
Around £55,000 household income for a £275,000 terrace with a 10% deposit, at 4.5 times income. Lenders offering 5 times income bring that down to about £49,500. Your actual figure depends on commitments, credit history and the lender chosen.
Can I turn a house in Withington into an HMO?
Only with full planning permission. Manchester’s Article 4 direction has applied city-wide since October 2011, so converting a family house into a small HMO for three to six sharers needs a planning application. Lenders will not lend on HMO use until consent and any required licence are in place.
Is it cheaper to go through a mortgage broker?
Often, yes. A broker compares products across the market, including deals not available direct, and matches you to a lender whose criteria you meet, which avoids declined applications and wasted fees. Knox confirms any fee in writing before you proceed, and the initial discovery call is free.
Can I speak to a mortgage advisor for free?
Yes. Knox offers a free, no-obligation discovery call to review your income, deposit and plans, and to tell you what you can realistically borrow in Withington before you make an offer.
Do I need a mortgage broker based in Withington?
No. What matters is that your broker understands the local stock and lender appetite for it. Knox is based 4 miles away in Cheadle Heath and handles most cases by phone and video, so location is not a barrier.
Can I get a mortgage in Withington on a Skilled Worker visa?
Yes. Several lenders accept Skilled Worker visa holders with no minimum UK residency and a 5% or 10% deposit, provided you have a UK bank account and credit footprint. This is common for NHS staff working at The Christie and Manchester’s teaching hospitals.
