A payday loan mortgage is a standard residential mortgage approved for someone whose credit file or bank statements show payday loans, also called high-cost short-term credit. Yes, you can get one. Lenders such as Accord, Pepper Money and Kensington accept payday loans settled more than 12 months ago, and specialist products exist for more recent use.

Do payday loans affect getting a mortgage?

Yes, but usually less than people fear. A repaid payday loan is not a default, but it tells an underwriter you once needed cash quickly at a very high cost, which lenders read as budget pressure.

The effect is strongest in the first 12 months after the loan is settled. Inside that window, most mainstream lenders and several specialists will decline. After 12 months, a clean one-off loan becomes a minor detail for many lenders.

The real damage comes from a pattern: several loans in a row, a loan used to repay another loan, or a payday loan that went into default.

How long do payday loans stay on your credit file?

Payday loans stay on your credit file for six years. That applies at all three credit reference agencies, Experian, Equifax and TransUnion. A loan repaid on time stays as a settled account for six years from the settlement date. A loan that defaulted stays for six years from the default date, whether or not you later paid it.

You cannot have an accurate entry removed early. Only wrong entries can be challenged.

Many lenders look back further than their own rule. Accord, for example, judges a settled loan on a 12-month window but a defaulted payday loan on a 36-month window. Check all three files before applying. Our guide on how to improve your credit score for a mortgage covers how to get them.

Where do you sit? The payday loan recency ladder

Time since your last payday loan was settled is the single biggest factor. This table shows how the lender pool typically changes. It is a general guide drawn from published criteria, not a promise of approval.

Last payday loanTypical lender poolWhat to expect
Still outstandingVery limitedMost lenders decline. Clear it first and let it register as settled.
Settled under 6 months agoSpecialist onlyProducts such as Pepper Flex may consider it. Higher rate and fee.

Which mortgage lenders accept payday loans?

Several lenders publish clear payday loan rules. These were checked against each lender’s own criteria pages on 2 October 2026. Criteria change, so they are confirmed again before any application.

LenderPublished payday loan rule
Accord MortgagesAccepted if settled at least 12 months ago. A defaulted payday loan in the last 36 months is unacceptable.
Pepper MoneyAccepted where the account closed over 12 months ago. Use within the last 12 months may be considered through Pepper Flex.
Kensington (Select, Core, Resi 12)No payday loans taken out in the last 12 months.
Kensington (Resi 6)No payday loans taken out in the last 6 months.

High street banks rarely publish a payday loan rule. Halifax, for example, has no payday loan criterion on its intermediary criteria page. The decision sits inside credit scoring you cannot see in advance, which is why lender order matters so much.

Repaid, defaulted or still outstanding: why the status matters

A payday loan repaid on time is the mildest version, and most of the criteria above are written for it.

A defaulted payday loan is assessed as a default first and a payday loan second. Several lenders treat a payday loan default as worse than, say, a mobile phone default. Our page on a mortgage with defaults covers how age, value and satisfied status change things.

An outstanding payday loan at the point of application is the hardest of the three. It is a live commitment and signals current pressure. If you can clear it, do so, and let the settled status reach your credit file before you apply.

Do lenders see payday loans on bank statements?

Yes, and this is where many applications fail. Lenders normally ask for your most recent three months of bank statements, and an underwriter reads them line by line. A payday loan credit or repayment is easy to spot even if your credit file already looks clean.

This creates a trap. Someone clears a loan, applies, and is declined after the underwriter finds it on last month’s statement. File and statements are separate checks; both must pass.

Our guide to bank statements for a mortgage explains what they look for.

Is Klarna or Buy Now Pay Later treated like a payday loan?

No, not in the same way, but it is not invisible either. Buy Now Pay Later (BNPL) is interest-free if paid on time, while a payday loan carries a cost capped by the FCA at 0.8% a day, a £15 maximum default fee, and a total cost never above the amount borrowed. Lenders see those as very different products.

BNPL still matters. The FCA began regulating it as Deferred Payment Credit on 15 July 2026, and lenders now carry out affordability checks before approving it. Mortgage underwriters count the monthly instalments as commitments, and heavy BNPL use across several providers on your statements reads as stretched spending. A single Klarna purchase is not a problem. Ten running at once is.

What mistakes turn a fixable case into a decline?

Most payday loan declines are caused by what happens before the application, not the loan itself.

  • Going to the high street bank first. A scoring decline leaves a hard search and nothing to show for it.
  • Taking another short-term loan to bridge a deposit or fees. One fresh payday loan resets the 12-month clock with almost every lender above.
  • Trusting a free credit score. Lenders use their own scorecards. Read the full report.
  • Repeat applications after a decline. Three hard searches in a month look like credit hunger.
  • Not explaining it. A one-off loan for a car repair or a boiler, followed by clean conduct, reads very differently with a short written explanation attached.

Use a soft-search agreement in principle to test the lender before any full application.

How much does a payday loan cost you on a mortgage?

If the payday loan pushes you onto a specialist product, the cost is the rate difference. Here is a worked example using illustrative rates, not current quotes.

£200,000 over 25 years, repaymentMonthly payment
Mainstream rate, 4.5%£1,111.66
Specialist rate, 6.0%£1,288.60
Difference per month£176.94
Difference over a 2-year fix£4,246.56
Difference over a 5-year fix£10,616.40

If you are a few months from the 12-month mark, waiting may save thousands. If you are buying now, a short fix followed by a move back to mainstream can work well.

Two illustrative scenarios

First-time buyer, one loan, 14 months ago. A buyer with a 10% deposit took one payday loan for a car repair and repaid it on time 14 months before applying. Statements were clean for the last three months. This sits inside Accord’s, Pepper Money’s and Kensington’s published criteria, so the case is placed with a lender whose rules it meets rather than gambled on a high street scorecard.

Self-employed applicant, three loans, the last 7 months ago. Variable income led to three payday loans over a year, all repaid. Most of the lenders above are closed at this point. A specialist route such as Kensington’s Resi 6 or Pepper Flex is the option now, or the applicant waits five months and reaches a wider pool. See our self-employed mortgage page for how income is assessed.

Can I remortgage after using payday loans?

Yes. A product transfer with your existing lender usually involves no new credit check, so past payday loans rarely affect it. Moving to a new lender is assessed like a fresh application, so the same recency rules apply.

Time works for you. Someone who buys on a specialist rate today can often move to a mainstream remortgage once the loans pass the 12-month and three-year marks, provided the mortgage itself has been paid on time. If you are also carrying other debts, see debt consolidation remortgages.

Frequently asked questions

Will one payday loan stop me getting a mortgage?

No. One payday loan repaid on time and settled more than 12 months ago meets the published criteria of Accord, Pepper Money and Kensington. Inside 12 months it narrows your options to specialist lenders, but it does not close the door.

How long after a payday loan can I get a mortgage?

Twelve months after settlement opens most specialist and near-prime lenders. Some specialist products accept loans settled six months ago, and Pepper Flex may consider more recent use. Three years or more and many mainstream lenders treat it as a non-issue.

Do payday loans affect your credit score?

They can. Repaid on time, a payday loan adds a settled account and a hard search. Lenders often score payday borrowing negatively whatever the credit reference agency number says, which is why the app score and the lender’s view differ.

Are payday loans still legal in the UK?

Yes. They are regulated by the FCA as high-cost short-term credit. Since January 2015, interest and fees are capped at 0.8% a day, default fees at £15, and the total cost can never exceed the amount borrowed.

Can I get a mortgage with a defaulted payday loan?

Yes, but only through specialist lenders in most cases. Accord declines a defaulted payday loan in the last 36 months. Expect the case to be assessed under default criteria, with a lower maximum loan-to-value and a higher rate.

Should I pay off a payday loan before applying for a mortgage?

Yes, where you can. An outstanding payday loan is the hardest status to place. Clear it, wait until the settled status shows on all three credit files, and make sure your last three months of statements are clean.
